Good Friends, Second Chances, and Smart Real Estate Decisions

As we move through summer in Tucson, I've been reminded of how important relationships, patience, and timing can be—both in life and in real estate. Whether it's spending time with friends, helping clients find the right home, or guiding buyers and sellers through today's market, there is a common theme: good things are worth waiting for.
This month, I wanted to share a little bit about what I've been up to outside of real estate, a recent client success story, and what I'm seeing in the Tucson housing market right now.
 

Making Time for What Matters

One of the highlights of my month was attending the Ed Sheeran concert in Phoenix with friends and spending time playing samba together. Life can get busy, especially in real estate, so I always appreciate opportunities to step away from work and enjoy time with people who have been part of my life for years.
What stood out most wasn't necessarily the concert itself—it was the chance to laugh, catch up, and create memories with my girlfriends. Those moments remind me how important it is to nurture the relationships that matter most. Real estate is a relationship business, and I think taking time to connect with family and friends helps keep everything in perspective.
Whether it's a concert, a dinner out, or simply spending time together, those shared experiences are often what we remember most. I'm grateful for the friendships in my life and the opportunity to enjoy these moments while making new memories along the way.
 

When Patience Pays Off

Recently, I worked with buyers who had very specific needs and weren't willing to settle for a house that didn't truly fit their goals. We looked at many homes together and stayed focused on finding the right one.
 
When we finally found the house they loved, we submitted an offer—but it wasn't accepted. Shortly after, the property went under contract with another buyer. It would have been easy to move on, but we stayed patient and continued monitoring the situation.
Then something unexpected happened. The first contract fell apart, giving us a second opportunity. Not only did my clients get another chance at the home, but the property ultimately became a short sale, creating an even better opportunity for them.
 
This experience was a great reminder that persistence matters. Sometimes the first answer isn't the final answer. Real estate can be unpredictable, but staying patient and keeping the long-term goal in mind often leads to the best outcomes.
 

What I'm Seeing in the Tucson Market

The Tucson market continues to vary by neighborhood and price point, but one trend remains consistent: homes that are priced correctly from the beginning and show well are still selling quickly.
On the other hand, properties that are priced too high or need significant work are often experiencing longer days on market. Buyers have more choices today than they did a few years ago, which means they're paying close attention to value.
 
I'm seeing some areas pick up with increased activity while others are moving more slowly. That's why understanding local market conditions is more important than ever. Every neighborhood can tell a different story.
 
For sellers, I spend time discussing both the benefits and risks of pricing too high. While everyone wants top dollar, overpricing can often lead to fewer showings, longer market times, and eventual price reductions. For buyers, I'm encouraging them to explore opportunities for seller concessions whenever possible. There are still ways to create favorable terms and save money when you have the right strategy.
